It can get confusing searching for timeshare services on the internet. There's companies offering services on all levels and claiming multiple different strategies and values. The truth is... there are over 7,000 resorts worldwide, some have value and others are worthless. Some resorts dive deeper into fraud than others and some resorts don't have to commit fraud to sell units/memberships. Point based ownerships/memberships seem to have little to no monetary value for reselling (aside from Disney, Marriott & Hilton). Many factors can come into play with a resort having resale value, mostly demographics and week numbers with deeded units.
Every resort has the "first right of refusal", meaning once your timeshare/membership enters the closing process your resort has the option to purchase it for the documented selling price. If resorts had a threshold to limit the selling of units at discouraging prices... they would help maintain a good property value for their owners. Most resorts however don't care of you sell the timeshare for $1.00 or just give it away. Those are the properties you can find on eBay for pennies on the dollar which renders them unsellable for profit or to even recover any of the so called "investment".
Timeshare Resale companies only offer selling services and will tell you anything you need to hear for the most part to earn your business. Never deal with a telemarketing company, they purchase their leads from a "lead broker" and have a room full of dialers. Some are extremely creative and will claim to have a buyer for twice your original purchase price (buyers are usually out of country and they need a refundable closing deposit) with convincing paperwork from a title company. Others will claim corporations are buying them for employee or client usage, all a ploy to get the upfront advertising fee.
Pricing is an issue, it's illegal for any timeshare advertising company to mention specific pricing for selling/renting. Timeshare resale companies do not staff real estate brokers or agents, there's no way to show a unit or have an open house. Timeshare's are a non tangible depreciating luxury item, unlike a traditional home which is a tangible asset you don't have to share if you choose and can be sold on a commission basis.
*eBay is the number one reseller of vacation properties in the industry, more timeshares are sold on eBay annually than all independent resale companies combined.
Timeshare Rental is a good option for active timeshare owners not utilizing their units for a short period or season. It's absolutely crucial to find a company whom targets potential renters with key terms through Google and social media. Do not deal with any companies calling unsolicited offering rental or resale services. Put yourself in the renters position when searching for the proper company to use; look out for over inflated rental prices suggested by an advertising companies representative. Owners are generally able to recover their maintenance fees through rental services depending on the location and week number.
